About this property

SUMMARY

This impressive family home is located in a particularly private and scenic rural setting. Constructed by the sellers in 2008 on the site of a former farm cottage and steading, the architect and owners ensured the design took advantage of the fabulous views to Bennachie and surrounding countryside. At the time the property was built it was featured in Self Build and Design magazine. The dominant feature of this contemporary home is the open plan design of the ground floor which blends perfectly into more formal and informal spaces. The luxury open plan kitchen is the ‘wow factor’ hub of the home with a vaulted ceiling, dining and sitting area. Notable features throughout are the 2.7m high ceilings throughout the ground floor, 900mm wide doors, and the extensive use of beech door frames, doors, skirting boards, flooring and staircase. The cloakroom, shower rooms and bathrooms are all tiled floor to ceiling and have high quality sanitaryware with Keuco taps in the cloakroom and Grohe taps and fittings everywhere else. Flooring throughout is a combination of beech, tiles and carpets. The outside space and outbuildings offer great scope for outdoor pursuits.

ACCOMMODATION

Granite steps lead to the wooden double front door and onto the inviting entrance vestibule with feature stone wall tiles and floor tiles. A glazed inner door and surround opens to the hall and on to the superb kitchen/dining/sitting area. This stunning space has an abundance of natural light from the vaulted gable window and floor to ceiling corner windows which perfectly frame views to the pond, Bennachie and surrounding countryside. A delightful focal point is the modern woodburning stove which is central to the sitting/dining area. The high specification Kitchens International kitchen has ivory gloss units with a cream Quartz worktop and Tennessee walnut features. Siemens integrated appliances include double ovens, coffee machine, microwave and dishwasher. The island also has a cream Quartz worktop with a distinctive glass raised worktop/dining surface and an integrated wine fridge. Everyday domestic tasks take place in the spacious utility room.

Off the kitchen area, glazed double doors lead to the well proportioned sitting room. This comfortable relaxing room with its fitted illuminated bookcase with integral storage cupboards, fine views and an abundance of natural light also boasts a limestone mantlepiece around an open fire. This currently houses an electric stove, but has a lined flue and could accommodate an open fire or stove.

The inner hall leads past the understairs cupboard and a marble tiled cloakroom. Bedroom 4 is ideally suited to guests with a beautiful en suite shower room. The adjacent boot room is a useful room with a range of fitted cupboards, shelving and a door to the integral garage.

A fine beech staircase ascends to the galleried landing which has a large feature window. The landing is a versatile space which overlooks the downstairs living area. The current owners have created a library area at the far end of the landing next to corner floor to ceiling windows with views to Bennachie.

The spacious principal bedroom is an exceptional dual aspect room with a luxurious en suite bathroom with walk in shower, whirlpool bath and two glass wash basins in a vanity unit. The walk in dressing room is fitted with hanging space, drawers and shelving.

Bedroom 2 is another generously proportioned bedroom with an en suite shower room, walk in wardrobe and fine views of the surrounding countryside. Bedroom 3 has a walk in wardrobe and the adjacent bathroom is a sanctuary with a whirlpool bath and separate corner shower. Bedroom 5 is a versatile room which could be used as a gym or home office.
